Exactly what happens to a bank statement
The path a tenant's statement takes, start to finish.
1
It's read in your browser
The PDF is parsed on your own device. The file itself is never uploaded to, or stored on, a PropCheck server.
2
Only the text goes to the AI
The extracted text is sent to Anthropic's Claude API to write the risk analysis. It only runs for a signed-in, active account.
3
Only the report is saved
The risk rating, flags and recommendation are stored against your company. Row Level Security in the database keeps every company's data separate.
I'm Nkhuluko, the self-taught developer who built PropCheck in South Africa. There's no SOC 2 or third-party audit yet; the security page says plainly what is and isn't in place.
Yes. Your first screening is free: create an account, confirm your email, and screen one real applicant. There’s also a live demo with sample data, no signup required. After your free screening, it’s R149 per screening with no contract. You pay by card on a secure Yoco checkout and your account switches on the moment the payment clears. Nothing renews automatically, and PropCheck never stores your card details.
How does billing work?
You pay by card on a secure Yoco checkout (card, Apple Pay or Google Pay). Buy screenings as you need them, or pay for a Growth or Unlimited period. Your account switches on the moment the payment clears. Nothing charges automatically and PropCheck never stores your card details, so you choose when to pay again. Growth and Unlimited can also be paid annually for two months free (R15,000/year and R35,000/year), one payment instead of twelve.
Is my data private, and does PropCheck follow POPIA?
PropCheck is built around POPIA. Here is exactly what happens to the data: bank statement PDFs are read in your browser and never uploaded or stored. Only the extracted text is sent to the AI for analysis. What we store is the risk summary, the applicant's name, the ID number if you entered one, and a record that the applicant agreed, in your company's own private database, isolated from every other company. You can delete any screening yourself, or ask us to delete everything.
What if the AI verdict is wrong?
It can be. No AI is perfect, and PropCheck says so inside every report, not just here. APPROVE / REVIEW / DECLINE is a recommendation shown with its full reasoning and the actual figures from the statement, not a black-box decision, so you can check its logic before you rely on it. When the AI itself isn’t confident about a number (a smudged line, an ambiguous transaction), the report flags that figure as “worth double-checking” instead of quietly guessing. You retain full discretion on every applicant; PropCheck’s job is to make sure you’re deciding with the whole statement in front of you, not to decide for you.
Can I cancel anytime?
Yes. There’s no lock-in contract, and you can cancel your account at any time. Because plans don’t renew automatically, there’s no recurring card payment to cancel in the first place, you simply don’t pay for the next period.
Does this replace TPN or a credit bureau?
No. PropCheck is not a credit bureau, and TPN, Experian, and Home Affairs integrations aren’t connected (that’s clearly marked inside the app). PropCheck answers current affordability from a real bank statement; TPN answers payment history across other landlords. The two are complementary, not replacements for each other.
How is PropCheck different from TPN or PayProp?
They do different jobs. A credit bureau such as TPN reports an applicant’s credit and rental history. Rental management software such as PayProp collects and pays out rent once someone is already a tenant. PropCheck reads the applicant’s own bank statement and shows whether they can afford this rent now, with the exact figure behind every flag. Many agencies use a bureau for history and PropCheck for affordability. PropCheck is not affiliated with TPN or PayProp.
I already pay for a CMA/all-in-one agent platform. Why add this?
Those platforms are genuinely useful for what they do (valuation, area stats, prospecting, lead lists), and PropCheck isn’t trying to replace any of that. But that whole toolkit helps you find and price a property; none of it tells you whether the person applying can actually pay. That’s the one decision R149 is for, and it’s the one decision that costs you real money if you get it wrong. A defaulting tenant costs a lot more than a year of screening fees. Tenant screening is usually one small, generic feature bolted onto a much bigger tool, not the thing it was built around. PropCheck does one job: read the actual bank statement and tell you, with the evidence (the exact bounced debit, the exact payday loan, the exact figure), whether this specific applicant can afford this specific rent. If your current platform’s screening already does that with receipts attached, you probably don’t need PropCheck. If it’s closer to a checkbox or a credit-bureau lookup, that’s the gap this fills.

These Terms are the agreement between you and PropCheck when you create an account, screen an applicant or pay for anything on propcheckai.co.za. We have written them in plain language on purpose. If something is unclear, ask us before you pay.
1. Who we are
In these Terms, “PropCheck”, “we” and “us” mean the seller named above. “You” means the person or company that opens an account.
2. What PropCheck does
PropCheck reads the text of a bank statement that you or the applicant upload, and uses an AI model to produce a risk report: income and spending figures, flagged items with the evidence behind them, and a recommendation of APPROVE, REVIEW or DECLINE.
The report is guidance only. PropCheck does not decide who gets a tenancy. You make that decision, and you stay responsible for it.
PropCheck is not a credit bureau. It does not connect to TPN, Experian or Home Affairs, and it cannot prove a bank statement is genuine. It runs consistency checks (the account holder name against the applicant, whether the running balance adds up, and which program made the PDF), which can flag a statement for a closer look. They are hints, not proof, so ask for the original from the bank when in doubt.
The ID number check is a format check only. It is not a Home Affairs verification.
3. Your account
You must be 18 or older and allowed to act for the company or landlord you sign up for.
Keep your login private. Everything done through your login is treated as done by you. Tell us straight away if you think someone else has access.
Information you enter (applicant name, rent amount, ID number) must be accurate.
Right now each company has one login. Tell us if you need another one.
4. Using PropCheck lawfully
Get the applicant’s consent first. You may only screen a bank statement with the applicant’s consent, as the Protection of Personal Information Act (POPIA) requires. PropCheck asks you to confirm consent on every screening, or lets the applicant give it on their own upload link, and keeps a record of when.
Only use a report to assess that applicant for that rental. Do not keep it for other purposes, resell it, or share it outside your company except to the applicant.
Do not use PropCheck, or its recommendations, to unfairly discriminate against anyone, or for anything unlawful, fraudulent or abusive.
Do not try to break, overload, scrape or reverse-engineer PropCheck.
5. The free first screening
A new account gets one free screening after the email address is confirmed. No card is needed. It is limited to one per company, and we may refuse or limit free screenings if we see abuse.
6. Prices and how you pay
All prices are in South African rand and are shown before you pay. The full amount you will be charged is shown on the order summary and again on the payment page.
Payment is by card on a secure checkout run by Yoco. Your card details go to Yoco, not to PropCheck. We never see or store them.
Prices are the amounts shown at checkout.
After each payment you can open a numbered receipt in Settings → Billing. That is your record of the transaction, and you can come back to it at any time while your account is open.
Nothing is charged automatically. We never store your card and we never renew anything for you.
7. Screening packs and plans
Pay per use (packs of screenings). Each screening uses one credit. If an analysis fails (for example a statement that cannot be read), the credit is restored automatically. Credits do not expire.
Growth. Includes 20 screenings a month for the period you paid for. Screenings beyond 20 are charged at R99 each, which we invoice or agree with you before charging.
Unlimited. Screen as many applicants as you need for the period you paid for, for your own company’s use and within normal use. Unlimited does not mean we will tolerate abuse of the system.
A plan period starts when your payment clears and runs for the time you paid for (one month or twelve months). It does not renew by itself. When it ends you can renew, buy a pack, or stop. Credits you bought separately are not affected.
If we change a price, the change applies to purchases made after the change, never to something you already paid for.
8. Cancelling and refunds
Our is part of these Terms. In short: you have 7 days to cancel without giving a reason, we always refund payments taken in error or services we could not deliver, and nothing in these Terms limits any right you have under the Consumer Protection Act or the Electronic Communications and Transactions Act.
9. Your data, and how we handle it for you
Our explains what we collect and why. For the applicant information you submit, you (or your company) are the “responsible party” under POPIA and PropCheck is your “operator”. These terms act as our written operator contract with you:
We process applicant information only to provide PropCheck to you and on your instructions.
We keep it confidential and protect it with appropriate technical and organisational measures (described on our Security & Trust page).
If we have reasonable grounds to believe applicant information has been accessed or acquired by an unauthorised person, we tell you immediately so you can meet your own notification duties.
We use other service providers to run PropCheck (named in the Privacy Policy). Some are outside South Africa. We use them only for providing PropCheck, and we choose providers that give appropriate protection.
We help you respond to an applicant who asks to see, correct or delete their information.
When you delete a screening, or your account closes, we delete the related information as described in the Privacy Policy, except records we must keep by law (such as payment records).
You promise that you have the legal right and the applicant’s consent to give us the information you submit.
10. Suspension and ending the agreement
You can stop using PropCheck at any time and ask us to close your account.
We may suspend or close an account if you break these Terms, misuse the system, put others at risk, or a payment is reversed or disputed. Where it is reasonable we will warn you first.
If we close your account without a good reason that is your fault, we refund the unused value of what you paid.
11. AI limits
AI can make mistakes. PropCheck takes steps to keep its analysis grounded in the figures on the statement and shows the evidence behind each flag, but we do not promise that any report is complete or correct. Always look at the evidence and apply your own judgement before approving or declining an applicant.
12. Availability and support
We work to keep PropCheck available, but we cannot promise it will always be uninterrupted or error-free. Support is by WhatsApp and email during normal business hours in South Africa.
13. Our liability: please read this section carefully
This section limits what we can be held responsible for. To the fullest extent the law allows:
We are not responsible for tenancy decisions you make, or for losses that follow from them (such as unpaid rent or a tenant who defaults). The report is guidance, not a guarantee.
We are not responsible for indirect or consequential losses, or for lost profit.
Our total liability to you for any claim related to PropCheck is limited to the amount you paid us in the 12 months before the event that caused the claim.
Nothing in these Terms excludes or limits anything that cannot lawfully be excluded or limited, including liability for gross negligence, fraud or intentional wrongdoing, and your rights under the Consumer Protection Act and the Electronic Communications and Transactions Act. If a part of these Terms is not allowed by law, that part does not apply and the rest still does.
14. Changes to these Terms
If we make a material change we will tell you by email or inside PropCheck at least 14 days before it takes effect, unless the law or security requires a faster change. If you do not agree you can close your account before the change starts and ask for a refund of unused value. Each version is dated at the top of this page.
15. Complaints and disputes
If something goes wrong, contact us first using the details above. We will respond within 5 business days. You can also complain to the National Consumer Commission about consumer-protection matters, or to the Information Regulator about how personal information is handled (details in the Privacy Policy).
16. Governing law
These Terms are governed by the law of the Republic of South Africa, and the courts of South Africa have jurisdiction, subject to any right you have by law to use a different court or forum.
Version 2026-10-21 · Last updated: 21 October 2026
This Policy explains how PropCheck handles personal information, in line with the Protection of Personal Information Act 4 of 2013 (POPIA). It covers two groups of people: the agencies and landlords who use PropCheck, and the applicants whose bank statements they screen.
1. Who is responsible for what
Your account information (email address, company name, payments): PropCheck, named above, is the “responsible party”.
Applicant information (the details and statement text for a screening): the agency or landlord who runs the screening is the “responsible party”. PropCheck is their “operator”, processing it for them under our Terms of Service.
2. What we collect
About an applicant (entered or uploaded for a screening):
Name, SA ID number (optional), unit reference, and the requested rent.
Text read from the bank statement. The PDF file itself is read in the browser and is never uploaded or stored.
Three file properties of the statement PDF, used for a consistency check: the program that made it (producer and creator) and its created and last-saved dates. The author, title and subject fields are not read.
If a payslip is added: employer, pay period, gross and take-home pay. The employee name and ID number on the payslip are not kept.
A record that the applicant agreed to the screening: the time, and whether the agency confirmed it or the applicant gave it on their own upload link.
About you, our customer:
Email address, company name and your account activity.
Payments: when you pay, Yoco takes your card details on its own secure page. PropCheck never sees or stores your card number. We keep the amount, product, date, status, a receipt number and Yoco’s payment reference.
Supplying applicant information is voluntary for the applicant, but without it the agency cannot run the screening.
3. Why we use it
To produce the screening report for the agency or landlord who ran it.
To run your account, take payment, issue receipts and give support.
To keep PropCheck secure and prevent abuse.
To improve the product, using analytics only if you accept analytics cookies (see our Cookie Policy).
4. Where it goes: our service providers
We use these providers to run PropCheck. Some are outside South Africa.
Anthropic (United States): receives the extracted statement text, and payslip text if added, to generate the AI analysis.
Supabase: hosts our database and handles sign-in. Report data is stored here.
Netlify: hosts the PropCheck website and runs the PropCheck functions.
Yoco (South Africa): processes card payments.
Google Analytics and Microsoft Clarity (United States): website analytics, only if you accept analytics cookies. They never receive applicant screening data.
Transfers outside South Africa. The applicant’s consent is recorded before a screening runs, and that consent covers the processing described here, including the transfer of the statement text to Anthropic in the United States for analysis. We use providers whose terms commit them to protecting personal information. We do not sell personal information.
5. How a screening verdict is made, and your right to challenge it
An AI model reads the statement text and produces a risk report with a recommendation (APPROVE, REVIEW or DECLINE). It looks at income, regular and unusual spending, debt payments, gambling-type transactions, and similar patterns, and shows the exact figure or transaction behind every flag.
The recommendation is guidance only. A person at the agency or landlord makes the decision. If you are an applicant and you disagree with a decision or a flag, you can ask the agency to review it and to explain the reasoning. You can give your side and ask for the decision to be reconsidered by a person. We help the agency with that if they ask.
6. How long we keep it
Screening data is kept while the account is active. In Settings you can choose a retention period (90 days, 1 year, 2 years or 5 years); older screenings, with their notes, share links and history, are then deleted automatically. You can delete any single screening, download everything as a CSV, or ask us to delete your account at propcheck.za@gmail.com.
Payment records (amount, date, product, receipt number) are kept for as long as the law requires us to keep financial records.
Account information is kept while your account is open, then deleted when it is closed, except what we must keep by law.
7. Payslips, notes and shared reports
If you add a payslip, it is read in your browser like the bank statement and the file is never uploaded or stored. The extracted text is sent to our AI provider to read a handful of figures, and only those figures are kept with the screening. Review notes and the history of events on a screening are stored for your company only, and cannot be edited or removed after they are written. A shared-report link shows the report without the applicant’s ID number, expires on its own (1 to 30 days) and can be withdrawn by you at any time; we store only a one-way hash of the link, not the link itself.
8. Cookies and analytics
PropCheck stores a few essential items in your browser so it can work (your sign-in, your theme, and your cookie choice). Analytics run only if you accept them. Everything is listed in our , and you can change your choice any time using “Cookie settings” at the bottom of the site.
9. Keeping it safe
Each company’s data is isolated by database-level access rules. All traffic uses HTTPS, passwords are handled by our authentication provider rather than by PropCheck, and data is stored on encrypted infrastructure. Details are on our Security & Trust page. If we have reasonable grounds to believe personal information has been accessed or acquired by an unauthorised person, we will tell the affected agency straight away, and, where PropCheck is the responsible party, we will notify the Information Regulator and the people affected as soon as reasonably possible.
10. Direct marketing
We only send marketing by email or message to people who have agreed, or to our own customers about similar services. Every marketing message says who it is from and how to stop it. You can say “stop” at any time and we will stop.
11. Your rights
Under POPIA you can ask us to confirm what personal information we hold about you, to see it, and to correct or delete it. You can object to our processing of it. For applicant information, please ask the agency or landlord who screened you first, because they are the responsible party. We will help them respond. To exercise a right with us, email propcheck.za@gmail.com. We will reply within 30 days.
You have the right to complain to the Information Regulator if you think your information has been mishandled: inforegulator.org.za · enquiries@inforegulator.org.za · 010 023 5200 · Woodmead North Office Park, 54 Maxwell Dr, Woodmead, Johannesburg, 2191.
12. Children
PropCheck is for businesses and adults. We do not knowingly collect information about children.
13. Changes
If we change this Policy in a way that matters, we will update the date and version at the top and tell account holders by email or inside PropCheck.
Version 2026-10-21 · Last updated: 21 October 2026
The short version
You can cancel any purchase within 7 days, without giving a reason.
Screenings you have already run are not refundable. Everything you have not used is.
If we charge you by mistake or cannot deliver, we refund you in full.
Nothing renews by itself, so there is never anything to cancel.
1. The 7-day cooling-off period
If you buy online as an individual, the Electronic Communications and Transactions Act (section 44) gives you the right to cancel a purchase of services within 7 days of the agreement, without giving a reason and without a penalty. A refund must be paid within 30 days of cancellation. We give this same 7 days to everyone, including companies.
The law makes one exception that matters here: the cooling-off right does not apply to services that began with your consent before the 7 days ended (section 42(2)(d)). PropCheck starts as soon as your payment clears, so a screening you have already run counts as a service that has begun. This is how that works for each product:
Packs of screenings: within 7 days we refund the price of every screening you have not used. Screenings you have already run are not refundable.
Growth and Unlimited plans: if you have not screened anyone on the plan, we refund it in full within the 7 days. If you have, we refund the price of the plan minus R149 for each screening you used (never below zero).
2. After the 7 days
Packs: your unused credits do not expire, so you can use them whenever you like. We do not refund packs after the 7 days, unless the law requires it or section 3 applies.
Plans: a plan runs for the period you paid for. We do not refund the unused part of a plan after the 7 days, unless the law requires it or section 3 applies.
We can still choose to help if something unusual happened. Just ask.
3. When we always refund
You were charged twice, or charged an amount different from the order summary.
A payment was made without your authority and you tell us promptly.
We could not provide what you paid for. We refund within 30 days of telling you, and sooner where we can.
We close your account without a reason that is your fault. We refund the unused value.
A failed analysis is not a refund situation. If a screening fails (for example the statement cannot be read), the credit you spent is restored to your account automatically.
Tell us the receipt number from Settings → Billing (or the date and amount).
We reply within 3 business days. An approved refund goes back to the card you paid with, through Yoco, and no later than 30 days after you cancel. Your bank decides how fast it shows on your statement.
5. No automatic renewal
We do not store your card and we do not renew anything automatically. A plan simply ends when its period ends, so there is nothing to cancel. You can close your account at any time.
6. Your other rights
Nothing on this page limits your rights under the Consumer Protection Act, the Electronic Communications and Transactions Act, or any other law. If you are unhappy with how we handled a refund you can complain to the National Consumer Commission. You can also contact us first so we can fix it.

Security & Trust
What’s actually protecting your data, not a marketing checklist
We know property managers are being asked to upload something sensitive: a tenant’s bank statement. Here’s exactly what happens to it, and what’s protecting your account, in plain language.
Your data, isolated per company
Every company's screenings and properties are protected by database-level Row Level Security (RLS): not just an app-layer check, but a rule enforced by the database itself on every single query. One company's account cannot read another company's data, even if it tried to query the database directly.
Bank statements never leave your browser as files
The PDF itself is parsed locally in your browser. It is never uploaded to or stored on any PropCheck server. Only the extracted text is sent to Anthropic's Claude API to generate the risk analysis, and only the resulting report is stored, not the source document.
AI analysis requires a real, active account
Every AI-powered action (screening analysis, lease drafting) checks a signed-in session and an active account status before running. It isn’t a public endpoint anyone can call. Only the pre-sales chat assistant on this site is intentionally open to visitors, and it has no access to any tenant’s data, your account, or the database.
Standard platform protections
All traffic is served over HTTPS
Passwords are never handled or stored by PropCheck directly: authentication runs through Supabase Auth, which hashes and manages credentials
Data is hosted on Supabase's managed Postgres infrastructure, which encrypts data at rest
A Content Security Policy and standard security headers (X-Frame-Options, nosniff, referrer policy) are enforced on every page
Who processes the data (service providers, as of 21 October 2026)
PropCheck acts as an operator for the agencies that use it (see section 9 of the Terms of Service for the written operator terms). These are the providers we pass data to, and what each one receives. We will update this list, with a new date, before adding a provider that handles applicant data.

If something goes wrong
If personal information we hold is compromised, we will tell the affected agency without undue delay so it can meet its duty to notify the Information Regulator and the people involved (POPIA section 22). Security reports go to the address below.
What we’re honest about
PropCheck is a small, actively-developed product, not a large enterprise vendor. There’s no formal third-party security audit or certification (like SOC 2) yet. What’s on this page is real and currently deployed, not aspirational. If that changes, this page will say so.
Found something that looks wrong, or have a security question? Email propcheck.za@gmail.com.
What's New
A running, honest log of what's actually shipped: no fluff, updated whenever something real goes live
Consistency checks on every statement: the account holder name is compared with the applicant, the report says clearly when the running balance cannot be checked, and it notes when a PDF was made by an editing program. These are hints for a closer look, not proof.
FICA record pack: a printable record per applicant listing what PropCheck checked and what you still collect.
Multi-currency support: companies outside South Africa can now run screenings and see reports in their own currency, not just rand.
Applicant self-serve link: generate a secure upload link and send it to an applicant instead of chasing their bank statement over WhatsApp or email yourself.
Log Outcome: record what actually happened after you approved a tenant (paid on time, some issues, defaulted), building a real accuracy track record over time.
Portfolio Report & Applicant Comparison: pull a one-click PDF across your whole account, or compare up to 3 applicants side by side.
"Why flagged" evidence on every risk signal: each flag now shows the exact figure or transaction behind it, not just a bare verdict.
Calculators
The same rent-affordability rule PropCheck's AI applies to every screening, and the real cost of each pricing plan: live math, not a demo.
Rent Affordability Calculator
PropCheck's AI screening scores every tenant against the 30% / 35% / 40% rent-to-income rule: rent under 30% of income is ideal, up to 40% is borderline, and above 40% is high risk. Try it with your own numbers.

Everything PropCheck actually does
One tool, real features. No fake integrations, no "coming soon" badges dressed up as done. Everything below is live in the product today.
AI Tenant Screening
Upload → Analyse → Decide, in under a minute
Upload an applicant’s bank statement PDF. It’s parsed entirely in your browser, and the file itself is never uploaded anywhere. Only the extracted text is sent to Claude (Anthropic’s AI) for analysis, which returns a full income and expense breakdown plus an APPROVE / REVIEW / DECLINE verdict, typically in under 60 seconds.
Rent affordability check (30/35/40% rule)
Requested rent is measured against net monthly income using the same rent-to-income thresholds shown on every report: 30% ideal, 35% borderline, 40%+ high risk.
AI risk score & red flags
Risk score 0-100, rated LOW / MEDIUM / HIGH
Gambling & payday-loan transaction flags
Bounced debit order history
Declining balance trend detection
Salary stability over the statement period
Positives listed too, not just red flags
SA ID checksum validation
Every ID number you enter is checked against the standard checksum SA ID numbers use, instantly flagging malformed or invalid numbers. It is a format check, not a Home Affairs verification.
Portfolio & Property Management
UNLIMITED PLAN
Properties: portfolio manager
Save each unit once: rent & unit reference auto-fill on every future screening
Occupancy, screening count & last verdict per property
Lease-end date tracking feeds renewals & your data hygiene score
Free-text notes field per property
Included on the Unlimited plan (R3,500/month). Not available on Pay Per Use or Growth.
Applicant comparison
Select up to 3 applicants for the same unit and compare them side by side: income, expenses, risk score and affordability, laid out in columns from the same data as their individual reports.
Lease renewals panel
Your Dashboard surfaces every lease ending in the next 60 days, with a one-click "Screen for Renewal" action that pre-fills the screening form from the saved property.
Action Center
A live, always-current list of what needs your attention: applicants flagged REVIEW in the last 30 days, leases renewing within 30 days, and recent declines, computed fresh every time you load the Dashboard, not a separate notification system to fall out of date.
Reports & Compliance
Screening reports
Every screening gets a full report, ready to print or save as a PDF, plus a one-tap Share via WhatsApp button to send it straight to a colleague or landlord.
Portfolio report
One aggregate, printable report across your whole portfolio: verdict counts, average risk score, and risk distribution across every screening you’ve run.
Lease agreement generation
Draft a lease agreement straight from a screening's details: tenant, property, rent, deposit and term. Print it, save it as a PDF, or share a note via WhatsApp.
POPIA audit log & data hygiene score
A computed Data Hygiene Score (never a fabricated number): your ID-checksum pass rate averaged with how many occupied units have a lease end date on file, alongside an audit trail of how every tenant's data was processed, including the consent record.

Outcome tracking & prediction accuracy
An AI verdict is only useful if it’s actually right. Once a tenant’s been in place a while, log what really happened (paid on time, some issues, or defaulted) right from the report or a nudge in the Action Center once a screening passes 90 days with no outcome on file yet.

What PropCheck doesn’t do (yet)
PropCheck is not a credit bureau and does not pull live data from TPN, Experian, or Home Affairs. Those integrations are not connected, and the app marks them “not connected” wherever they would appear. Every recommendation is AI-generated guidance from real bank statement data, not a guarantee, and the final tenancy decision is always yours.
HONEST BY DESIGN
Ready to see it on a real applicant?
Your first screening is free. After that it is R149 per screening with no monthly fee, or from R1,500/month for agencies screening regularly.

Affordability, read from the source.
PropCheck reads an applicant's own bank statement and tells you whether they can carry this rent, not whether they paid someone else last year.
Statements never leave the browserThe PDF is read on your device. Only the extracted text is analysed, and the file itself is never uploaded or stored.
Every account is isolated at the databaseRow-level security in Postgres, not an application-layer check.

New Tenant Screening
Upload the applicant's 3-month bank statement PDF. The AI will analyse income, expenses, and risk in under 60 seconds.
Screening is off in the free demo
The demo runs on sample tenants only. To screen a real applicant’s bank statement, create a free account. It takes about two minutes.
R
Adds a comparison of the payslip's take-home pay with the salary deposits. The payslip file is read in your browser and is not stored; only the figures read from it are kept with the screening.
OR
PDF read in your browser and never uploaded. Only the extracted text is sent for analysis.
